  • When you hire us to manage your property, you can expect that:

    • We advertise on almost 25 websites, 
    • We list your property for rent in the Multiple Listing Service 
    • We show to prospective tenants 7 days per week. 
    • Your property can have a custom marketing video online.
    • We screen applications for credit, criminal record and eviction history.
    • We negotiate an attorney prepared lease that protects you.
    • We collect your rents and security deposits.  Tenants can pay rent online and we accept credit cards for rent.  No one collects your rent faster. 
    • We deposit your rent electronically into your bank account in two days, or send you a check by mail.  No one pays you faster.  
    • We inspect your property frequently (Exterior drive by).
    • We do move in, middle term and move out inspections.
    • We repair and maintain your property using reputable vendors.  We prepare your property for the market so you don't have to.
    • We prepare your security deposit refunds or claims per the Florida Legal Statutes.  This is vitally important!
    • We coordinate utility accounts, cleaning, appraisers, adjusters, repairmen, etc... our hurricane response program is incredible, and has saved our clients thousands of dollars. 
    • We constantly communicate with you via email, toll free lines, emergency repair lines and webmarketing reports.
    • We send you a 1099 at the end of the year for your income taxes.

        Our Rates

    • 50% Leasing Fee. This equals one half month's rent. This fee is charged whenever your property is leased to a new tenant. Why? You benefit from incredible marketing!  Our Marketing Services included are:
    • A video taped or picture inspection of the property to document the condition prior to move-in. 
    • A custom MARKETING video of your property is taken for use in all of our online advertising!
    • A complete photo marketing package is prepared 
    • A sign is placed at the property (if allowed)
    • Your property is placed into the MLS, our website, and on several other paid websites
    • 8-10% Management Fee. This amount is deducted from each months rent as we collect it.  Please contact us for custom pricing on ‘High End’ homes, discounts for multiple unit, and seasonal rentals services.
    • $125.00 Renewal Fee. This fee is charged whenever we are able to renew a lease with your tenant.
    • $145.00 Start-up Fee. If you have a current tenant in your property.

When all fees are considered, for all the extra benefits received, we are actually less expensive than most companies around, and have been in business for over 11 years.  It seems there is a new property management company starting out every day, trying to beat everyone else's prices.  Over the years we've seen more than 10 new companies start and fail, so choose wisely - your real estate investment is worth EXCELLENT management!
